Design Brief
Our client for this home is a builder / designer in his own right. He had purchased the spectacular parcel of land in the Noosa Hinterland and was planning to construct a quality family home there. Although a designer himself, our client understood that designing a premium quality residence was a little outside the scope of the smaller houses and commercial design work normally produced by his company. He wanted to make sure he got it right.
He proceeded to engage the services of an architect to produce a concept design for the home; however the outcome did not meet his expectations. He decided to have a go at the design himself, and again was not satisfied with the result.
A family member who was also a builder suggested contacting us as we had worked together successfully on other quality projects. The brief was easily communicated to us, as some basic spatial arrangement drawings had been produced by the client outlining the rooms required to be incorporated in the home.
These drawings with suggested revisions formed the basis of the planning for the home. Further refinements and changes to the planning were made as the design development phase progressed. The desire was for a spacious, open plan home which takes best advantage of the large elevated site. Views to Noosa in the distance were to be maximised from all living spaces whilst minimising the impact of an existing metal shed on site.
Visibility to the yard from the main living area was required as 3 young boys were also going to call this property home, robust & durable materials therefore were also mandatory. Premium quality was paramount.
Design Analysis
Primary elements considered during the design:
- The orientation of the site (giving consideration to working with the contours)
- The slope of the site
- The relationship to the views of Noosa in the distance
- The location of the existing large steel shed on the site
- The relationship of the home to the vehicle driveway onto the site
- The requirement of incorporating a tennis court on the site
- The existence of the adjacent Forest Reserve

Design Outcome
Being a large, elevated site (8,061sqm) allowed for generous spaces to be incorporated in the planning. From the top of the site the topography falls gradually toward the East and the view to Noosa, and then quickly gets steeper at the Eastern extremity of the house.
The main living zone is large and at a single level, which necessitated a minor cut toward the top of the site. The guest wing and garage are slightly elevated in relation to the main living zone giving a sense of separation whilst still allowing a close proximity to the main residence. The bedroom & family wing are located to the North of the living wing and angled to reduce exposure to the existing steel shed on the site whilst still facilitating good views.
Access is via a glass enclosed, elevated bridge spanning the lap pool. The children’s rooms are located on the ground floor adjacent to the family/media room. These rooms feature large retractable sliding doors which allow for great flexibility of the space. Internal access to the garage/office is available from the entry zone, adjacent to the family room.
The upper floor level of the bedroom & family wing is fully occupied by the master suite. The void space above the family/media room allows borrowed views from the stairway and the master suite to Noosa in the distance.
The master bedroom features a generous dressing room and ensuite with a bath located on the enclosed deck to take in the views. The shower also opens to the deck. The lap pool forms an integral part of the house design.
From the moment you enter the outdoor living zone by negotiating the stepping stones across reflection pool it becomes apparent the pool is a focal hub of the house.
