Featured home designed by John McKinney

 

John McKinney (now retired) has been designing homes in the Killcare area for many years and this residence is a typical example of his traditional beachside design. The plan is the result of inherent site constraints such as steep terraine and thick bushland as well as the desire to capture bay views while complying with council's development controls.

Passive solar design has been incorporated into the organisation of the plan as we see the home oriented 30 degrees off its side boundary so that living spaces and bedrooms face north. The orientation of living spaces to the north can never be over emphasised and can increase the value of your home.

The roof overhangs extend out over windows 750mm where possible to control direct season sunlight into the home. The residence is of timber frame construction supported on a cement rendered concrete block sub-floor/garage area.

The windows and doors are actually aluminium units and have a visually heavy proportion - similar to timber windows. These units are commercial sections with a Duralloy powder coated aluminium finish and manufactured by Broadview Aluminium on the NSW Central Coast. Materials used include:

  • Roof sheeting - Colorbond - Dune
  • Wall cladding material - Rusticated style weatherboards
  • Wall cladding colours - Murobond - Murowash - Aspen
  • Rendered walls - Murobond - Murowash - Smoke
  • Aluminium windows and doors - Precious - Nickle Pearl

     

The interior design for the residence was the collaborative work between the client and John McKinney Pty Ltd and detailed drawings for all bathrooms, the kitchen and various other features were produced for precise construction

The finished split-level residence enjoys picturesque views north over Hardys Bay and is just 5 minutes walk from Killcare Beach. The clients brief has been meet and they enjoy many weekends away lazing in the Hardys Bay sun with almost every room in the home enjoying the bay views.
